| I was called to interview with 2 other agents for the listing of this gorgeous property. The husband and wife who lived in the home had their Realtor son in from Canada to select the "best" of the 3 interviewees for the job. I got the nod..."hands down." I really enjoyed this listing because the house was fun to show and the clients were fantastic people. We became good friends and stayed in touch after their move back to Canada. | The sellers of this home were very challenging. They had kind of a love/hate relationship going that exhibited itself almost every time I was with them. It really became difficult when they took me into the center of it as a catalyst. "You know why he hired you, don't you" she would say to me. No, I didn't know, and please don't tell me! I was there to do a job and that is what I was concentrating on. We did get it sold, obviously. They left Ohio for warmer weather and I hope they are happy in their new location. I was glad that I escaped with no serious side effects!

| A real estate agent in Findlay called me one day and gave me the owners name and phone number of this home. She was referring this client to me and in return requested 25% of my commission when it sold. The sellers were buying a home in Findlay through her and did not have an agent, as yet, in Perrysburg. This is a normal occurance...to get referrals from out of town or out of state from other agents in return for a referral fee which is usually charged at 25% of the agents gross commission. The home sold within a reasonable amount of time for a very good price. The sellers were extremely happy with the price they received! Word traveled around the neighborhood about the high price and I was called upon by several of those neighbors to help with their own real estate needs. I listed another 3 homes and added another 2 buyers to my data base.

| This buyer and I became very close friends. They transferred in from California and because of the price of homes out there they had a lot to spend and couldn't believe what they could get in our real estate market. It was one of those really fun transactions. They loved everything they saw and making up their minds was very difficult...we had to put the homes that were on the top of their list in order. They offered on #1 first and when they couldn't get it for the price they thought was fair...they went on to #2. | Very interesting story here. The home was not listed long when we got our first contract. The offer was accepted and we went on to the inspection phase. The inspector who was hired told the potential buyer that there was something wrong with the roof and it would need to be replaced. The seller reported that he had just done that a couple of years ago and would not do it again. The home went back on the market. It wasn't long before a second offer, acceptable to the seller came in. The agent representing the buyer was informed that the last inspection we had showed the possibility of a roof problem. I requested that their inspector looked carefully at the roof to be sure it was good. The seller and I were confident that the former inspector was incorrect. Sure enough, this inspector oked the roof and we went on to close.

| This home was owned by a neighbor of mine. They were moving to the country and needed to sell. I listed the property and began the marketing. A little while later I was contacted by a gentleman in Arizona who asked me if I would work for his Fiance in finding a home in Perrysburg. The young lady was involved in a complicated divorce and custody of two children was a big issue. She picked out this home and he flew in from Arizona to supply the funds for closing. He helped her furnish the home with the basics...beds, appliances and a couch...along with a tool box, bathroom necessities, sheets and kitchen items. One month later he called me again and asked me to list the home for sale. She had gone back to her husband and no longer needed the home. | How I enjoyed selling this home. The seller was an older couple who had lived and loved this home for a very long time. Built in 1898, the home was right up my alley! The charm, the decor and the original character that was still in tack just intrigued me to no end. I loved showing that home! To add to my enjoyment was the seller! | The sale of this home was tthe first and last time for me that dual agency in the worst possible scenario came into play. I had been working on a relationship with the seller for the three years prior. As I was listing this home I realized that it was perfect for a buyer that I currently working with. This buyer had 5 children and the space, bedroom count, full basement and pooled back yard was exactly what they were looking for. They made an offer, it was accepted and we went on to the inspection. The home tested high for radon and what is usually a seller expense caused a problem. The seller refused to pay. Up to the date the listing was signed the prices in the Briarwood Subdivision had not yet gone over the $180,000's mark. | Everytime I pass this home or come across something that triggers the memory of selling this home I grimace! I am ashamed to say that this home represents my biggest mistake in my career. After the contract on the home had been signed and we had moved onto the inspection, the possession date was questioned. The contract had clearly stated possession at close. To my sellers horror, we had overlooked that during the negotiations. They had assumed they had 30 days after the closing to vacate. How is it possible to overlook a possession date?!!! We were unable at this time to change it, we were way to far into the process, so my angry (rightfully so) Seller began to hustle to make this possible. I have never made that mistake again!!!

| I've mentioned "farming" before but let me go through it again. Realtors need to continually look for business. Sitting and waiting for the phone to ring doesn't make the grade. So, besides calling on FSBO's and expired listings we "farm." No tractor needed! We select areas that we would like to do business in and go about letting that area know who we are. The successful farmer makes contact with these residents at least 6 times per year with handouts, post cards, phone calls or just simple door knocking. This property was a result of that farming for me. In fact, I'll estimate that 25% of the sold properties on this page are a direct result of my farming.

| This home brings to mind another sore point in my career. Once it was sold I needed to get the seller into another home as soon as possible. With price range, area and style of home firmly implanted in my brain, we started the search. We looked at everything currently on the market...30+ homes and didn't find it. I started going door to door to see if I could find someone who was thinking of selling but had not yet listed. That didn't produce anything either so I designed and ordered post cards and mass mailed them to several different areas. No luck. I started to drive the areas and took names and phone numbers of all for sale by owners and expired listings. Bingo...found an owner who offering me 3% commission if my clients wrote an acceptable offer. I showed it, they loved it and we wrote an offer...a good offer! I went back to the fsbo seller to present the offer. "I've changed my mind about the commission" he said, once I had handed him the offer. I had no choice, my buyer needed a home!

They were from Holland and were not all used to our customs. They were coming to the States for job reasons. He was a chemist and had been hired by a local company. The sellers frustration with trying to sell this home was apparent. The home had been listed for over a year at the time I took it over. The owners had moved out long ago so the home was empty. | I found this home as a for sale by owner and an expired listing. I went to work. It had been listed with several real estate companies in the past and was now on the market as a forsale by owner. I contacted the seller and after several interactions was asked to list the property. Bi-levels typically take a little longer to sell in any market because they just don't have the appeal that single family homes do. This home however had many design features that put it somewhat above the normal. A living room balcony, spacious and nicely appointed bottom level and a back yard that rated a 9+ in my book. | This home was located in another area that I "farmed." Farming for a realtor means defining an area and making an extra effort to stay in touch by mail, phone or door knocking on a regular basis. My plan for contact was usually only one door knock per year, 6 stop bys where I left a gift ( flag on the 4th, pumpkin at Halloween, etc) and a personal Christmas card. | My second experience with a manufactured home. This was an older one and the "modular" parts were obvious. Todays Modular homes are sometimes difficult to identify. Anyway, I had the feeling that the seller of this home was in financial diffiiculties. Everytime I went to the home another piece of furniture was missing. "Sold it on Ebay," was always the comment. The other thing that comes to mind with this home was the sex offender who lived close by. That needed to be disclosed to the buyer and I hoped it would not interfer with the sale. It didn't and my seller left with his suitcase.

Most of the time the purchase is a for sale by owner. But every once in a while the hurt goes deeper....they buy from another realtor!! It's impossible to not take this "affront" ( the latter scenario ) personally and no excuse, reason or explanation eases the pain. The obvious interpretation is that you simply did not or are not doing your job to the satisfaction of that client....you can't please all the people, all the time.... a hard pill for me to swallow!

Her family had given me a lot of business over the years and I was very much apprecative of their confidence in me. However, selling this home meant losing my friend. Mr and Mrs Seller were pleased beyond pleased at the preparation they had done to ensure a fast sale. Every room had been given a new coat of paint....WHITE paint. The expression on my face gave me away and they asked what was the matter. I explained to them that white was the wrong color and their home looked much too sterile and cold. | An attorney friend referred this client to me. This wonderful elderly woman could no longer care for herself and had to sell the home. When I arrived to meet her she let me in through the garage which was right off the family room. She lived in the family room now because it was so difficult for her to get around. There was a half bath right there and the room adjoined the kitchen. She slept in a lounge chair and then sat in the same chair all day. Her phone was right there as was the TV remote. Of course the room...and house...was a mess because she was unable to care for it. In spite of her surroundings and her condition, this octogenarian was pleasant, affable and very astute! She moved out of the home and her family began the job of cleaning. I helped where I could, with the prepping of the home for sale and enjoyed every contact with her along the way. After the home sold I continued to visit her in the nursing home and she continued to be an inspiration for me.

| A great story with this home. I got this listing as a referral and was very happy to meet and work with this elderly woman. She was getting up there in years and felt it was time to move closer to her daughter. She lived alone currently with her cat and the two of them were very close. About 2 weeks after the home sold and she had successfully moved; I got a call from the new owner. To everyone's surprise the cat had stayed behind and had lived in the sealed crawl space under the house. During the move, the crawl space was open in order to empty it's contents. For two weeks the new owner heard noises they could not identify. Finally they realized the noise was coming from the crawl space. "Could you get in touch with the former owner and let her know we found her cat." Of course I did. She told me that the cat had disappeared during the move and she had to leave without finding her. I can't tell you how happy she was to know she would be reunited with a good friend.

| This seller came to me through the internet also. I was not fond of the home its location or its condition. But the seller was a gem! He was fresh out of medical school and accepted his first job at a hospital out in California. He transferred almost immediately after we listed the property, leaving the condo empty. It took a little longer to sell than I really felt comfortable with but the personality of this seller carried me through to the closing.

| An attorney and old friend referred this listing to me. The home needed to be sold to settle an estate. The executor lived out of state and all my communications needed to go through him. This proved to be the absolute most disagreeable seller I ever worked with. Not returning calls, emails or even contracts caused me much frustration. The other agent involved (the buyers agent) could not believe anyone could be so cantankerous and thought I was being unprofessional and inept. The entire transaction was a nightmare!

| Another estate sale that my husband referred to me. The son of the elderly woman who died and my husband were work acquaintances . This home gets the award for the largest transformation after closing. It needed some updating but the buyer went all out with new exterior top to bottom. I'm talking new landscaping, driveway, a large fence was removed, new paint color, roof, etc....what a difference. It was the best example of pride of ownership that I had seen in a long time.

| We all know that "you can't please everyone." That differences in opinions vary from person to person. This home reminds me of a phone call I received by a potential buyer who had read my ad, driven by the home and they called me to let me know exactly what they thought about my ad. The home sits on an alley in Perrysburg. A row of tall shrubs and trees hides it's front and one side view from that alley and one neighbor. Across the back of the property the train tracks peek through another such hedge. I advertised the home as being tucked away in a very private location. In my opinion, and the sellers the description was accurate. However, the caller was irate with me saying that I intentionally misled him and wasted his time with a drive by. Fortunately, it was a message left for me and I did not have to speak directly with the person.

| Every time I am reminded of this sale I get angry. When we got our first offer on the home we negotiated the price until everyone was happy. The final price was exactly what my sellers told me they were looking for. They were pleased and excited to move on until they consulted with an attorney in there 3 day attorney review period. This attorney told my seller that they should have requested a realtor contribution while negotiating. They called and asked me if I would refund them a part of my commission based on the theory that my services were not up to par! I was furious because up to now they had been totally happy. They had not expected their home (which backs up to 75) to sell so quickly. In review of my services I confirmed with myself that there were no hints of any dissatisfaction until they visited their attorney. Obviously I denied their request knowing full well that I would lose any future business from this couple. I felt that they crossed the line and didn't care to work with them again.

| I have a special relationship with this seller. We've spent a lot of time together. I met her after she was referred to me by an attorney friend. She was going through a divorce and needed to sell her home on North Haven. Once sold she purchased a condo on Airport Highway which I helped her sell a few years later. Then she bought this home and again sold it through me a few years after that to buy another home just down the street from this one. | My first short sale. We were about a year into the prices of homes dropping when I got this listing through an internet company that I work with. There were still enough sales in the past 6 months of homes that had sold in Perrysburg at past market value. So, the CMA came back high. Because the seller was in financial difficulty; and, because the home packed that WOW factor we decided to try the 6 month old market value which was higher. There was no certainty about what the market was doing and we hoped for the best. It was a mistake...The Seller moved out to follow a new job opportunity and the home was left empty. Even a price reduction at that time did not help. Finally, on the third offer, the seller agreed to accept what the market was handing him and he signed a contract for $40,000 less than our original list price. Hard to swallow! But the seller was grateful that the nightmare was over and they could start a rebuilding process.

| There are lots of good people in this community of ours! I was working on getting the listing of a For Sale By Owner and was finally able to set a date to list the property. The day of my appointment the Seller called to tell me that she had sold the property and would not need to list afterall. I was happy for her and told her so. I offered to help get her through to the closing if she needed it. We communicated until the day of closing at which time she moved out of state. Several years later her Mother called me and asked me to list her home. She told me during the listing appointment that her daughter had so much respect for me in how I had helped her that she had told her Mom she just couldn't list with any one but me. I was thrilled! The listing was great to have....but the compliment was the best!!!

Even though this home was vacant and the kitchen was a little outdated it sold without a hitch on its other virtues. It proves the point that an empty home can sell at a good price if there is enough else to compensate for the lack of staging. In this case the charming details were emphasized because it was empty. There was no missing it! The condition was the cherry on top. Happy, happy seller!

| I sold this home to a single mom with a teenage daughter. She was not a well person and her decision to buy the home was because of her desire to provide a home and all the stability it offered to her daughter. She had never owned a home and hoped that through the purchase she would be giving her daughter something better than apartment living. Wanda was a good person and I enjoyed working with her and staying in touch with her after the sale. She was troubled about her daughters teenage rebellion and needed an ear to listen, which I hope I provided. Before the end of her first year in this home Wanda died. Her mother who I had also gotten to know called me to sell the home again. It was the saddest sale I ever had! However, Wanda was very courageous and a great example to her daughter....and me.

| I was excited to be listing a home in Milbury. It's such a quaint area and has lots of appeal. This home however needed so much work....big jobs throughout the house. I remember the rotting bathroom floor and the looks on potential buyers faces when they saw it. This home definitely would be a difficult sale.
